During Junior High High School, he did not have aspirations in Real Estate. When James was graduating from college, His Dad Talked to him and discussed his next steps in life that led to James’ buying a house and renting it to his friends. After he got his first success from it, he thought of duplicating it and purchasing another property on the block, which was another success, and that is where his love for Real Estate started.

In April 2008, he came back to Canada from the US, and in July the same year, he was introduced to the process of becoming your own banker, the infinite banking concept. 14-years later and it led to the creation of Ascendant Financial. He also has a quarterly profit-sharing program that aims to help organizations in need where he works and lives. The Organization helped feed families through local food banks, took care of domestic violence care shelters, and helped out other Organizations such as the Mustard Seed Organization which provides food, clothing, Spiritual care to people who need it.

Chris started BRRRRing properties and when he got to 4 properties, he started getting limited by lenders. Eventually, he got into flips and partnered with private lenders to finance his project and build his cash reserve to keep going. All his flips and BRRRRs are in smaller towns in southwestern Ontario: St. Thomas, Strathroy, Stratford, etc. When looking at property, Chris focuses on wholesale deals. High equity from the very beginning, highly distressed homes that need a lot of work. Chris had a 90-day plan to quit his job which ended up happening at a time when he didn’t need his salary as much. He then transitioned into full-time investing and worked very hard at building his business.

She’s also invested out of province and in northern Ontario. Her favourite investment technique is rent-to-own due to the fact that it helps a person. As for seeing results, flips are very exciting and make investing fun. Elizabeth’s strategy has always been to focus on cash flow. She even went as far as moving to northern Ontario where she owns quite a few properties. Property management was very difficult to find so she moved there to build her own team. Elizabeth is passionate about coaching investors and a percentage goes to property management and other items.

Omar Khan, Theta Trading

In this episode
Omar shared how he scaled to 37 properties in a very short period of time. He started out in 2010 and just bought locally. He started with pre-construction properties. The cash flow was terrible and then he learned about cash flow and its importance. Omar started out strong and eventually, he shifted to smaller multi-family and eventually commercial. He focused on the BRRRR strategy. As prices were rising, it became harder and harder. The ability to identify the opportunity is the key to successful investing. Omar shared how he analyses stock options. He focuses on companies he enjoys that have a good impact on the world. Having an open mind regarding investing is essential to your success.

Omar’s career spans more than 15 years in financial services. Starting out in the brokerage arm of a Big Five Canadian bank, he quickly rose through the ranks of the industry to AVP in a widely known mutual fund company. He then shifted his focus, becoming a full-time real estate investor and a derivatives trader. Omar holds a BA in Economics from the University of Toronto. He currently spends his professional life trading derivatives, building his real estate portfolio, and promoting the core values of Theta Trading. Omar Khan and his business partner and best friend, Matthew Todman, founded Theta Trading 2019.

But that is exactly what this week’s podcast guest, Lindsay Gowan, Real Estate Investor & Realtor, did.

In June 2018 Lindsay attended a seminar about real estate investing, and basically become obsessed with all things real estate. In less than 4 years, Lindsay sold her condo, purchased some multi-family properties, got her real estate license, and found an outlet for her passion for interior designing too and now primarily works with real estate investors.

Lindsay likes duplex and multiplex conversions while using her design talent and helps out her clients when they’re doing flips and major renovations. Go according to the market and look for the best ROI. 

Her focus is on longevity and making properties tenant-proof as well as using the best finishes for maximum appraisal values. Her advice? If you can paint and fix up kitchens, don’t overspend, keep it more basic when redoing kitchens and invest in pulls and hardware.
