Understanding The Intricacies of Secondary Suite Conversions

Guest: Ronald De Coteau, Real Estate Investor

Secondary suite conversions are a very lucrative strategy and you can make a lot of money doing it however if they are not done properly, they can cost you just as much. This week’s guest, Ronald De Coteau, Real Estate Investor & President of Property Pathways Inc decided to take action by focusing on secondary suite conversions. He also leveraged his architecture and project management background and started a secondary suite conversion consulting business to help other investors navigate the world of secondary suite conversions.

Ronald has done 100-150 secondary suite designs for clients in the GTA area. He describes himself as the gatekeeper of this strategy and provides insights and advice on converting single-family dwellings into secondary suites. From understanding zoning, obtaining permits, and going through the renovation process his company will be with you every step of the way. His main message is that secondary suites are not a walk in the park, don’t be afraid to reach out to the experts.

In this episode you will learn about:
– The history of the secondary suite strategy
– Criteria for a secondary suite conversion
– Explaining zoning and flood plains
– Misconceptions when converting secondary suites
– Describing heritage buildings and designated areas

Ronald is the President of Property Pathways Inc. and delivers on his promise to pioneer an enriched design and construction management experience for real estate investors and their BRRR projects. He co-founded Property Pathways Inc. after seeking expert advice on the process of converting a single-family dwelling into a two-unit dwelling in Ontario and yielded unsatisfactory results.

By leveraging his years of experience and education in the commercial construction sector, he became a secondary suite zoning bylaws and building code subject matter expert and has since successfully assisted hundreds of real estate investors in Ontario on the legal secondary suite conversions process.

He has helped real estate investors identify Suite-Able properties, prepare building permit drawings, and develop unique renovation strategies. Property Pathways operations have little geographic sensitivity, as we support clients and a BRRR with legal conversion in major real estate investment centers in Ontario.

Navigating municipal zoning bylaws and building code in Ontario can be daunting when considering adding a cashflow property to your portfolio. So, we remove the problem and bridge the gap to creates a pathway to profits.

Systems, Strategies and Social Media to Grow Your Real Estate Business

Getting started investing in student rentals helped Matt McKeever to focus on cash flow at the age of 25 while still full-time employed in public practice as a CPA (Chartered Professional Accountant).

Guest: Matt McKeever, Real Estate Investor and CPA

Getting started investing in student rentals helped Matt McKeever to focus on cash flow at the age of 25 while still full-time employed in public practice as a CPA (Chartered Professional Accountant).

He feared his goal of financial independence and to retire early might not be possible when he hit the 3-5 properties hurdle that many Canadian real estate investors reach after only a few years.

Always resourceful, Matt switched to a job that paid more but that was still not enough. He knew he had to figure out how to speed up the velocity of his money and not rely on doing the one property a year that ‘Matt’s Money’ could facilitate.

He decided that the best way was to learn from others, so he started to network as much as possible both to get insights and ideas and then also to meet investors. Building his portfolio mainly focused on the BRRR strategy, Matt now has 18 properties with around 60 doors and quit his full-time job 3 years ago.

Leveraging technology and setting up standard operating procedures Matt, who lives and runs his business out of a mansion in London, Ontario, is currently in the process of handing over all the day to day management and focus on the strategy and growth.

Originally not seeing the benefit of social media, Matt is now highly active to both promote his business, offer insights to others and also document his own journey on his YouTube channel with over 40,000 subscribers. He also runs networking events including London on FIRE and the OREC Conferences which this year ran in London and Windsor, Ontario.  He also is the co-host of the ON FIRE podcast and is a member of the Real Estate Rat Pack.

In this episode learn about:
– Overcoming the challenges when reaching the first real estate investor hurdle of 3-5 properties.
– Having the right mindset and approach for success.
– Best technology tools to systematize the processes and procedures of your real estate business
– Social Media tips to help your business grow and get noticed.

Having Short Term Pessimism for Long Term Optimism

Following a major life shift Cory Froc, who has been in a corporate life throughout his career wanted to have more control over his future. He looked at a number of opportunities including franchising but liked the freedom and flexibility that real estate investing offered him.

Guest: Cory Froc, Real Estate Investor

Following a major life shift Cory Froc, who has been in a corporate life throughout his career wanted to have more control over his future. He looked at a number of opportunities including franchising but liked the freedom and flexibility that real estate investing offered him.

In his late 30’s Cory started buying distressed properties in London, fixing them up and refinancing, which he later discovered was called BRRR. Believing transportation as one of the key fundamentals in real estate investing he has spread his portfolio to pre-built condos in Vaughan near a new transport hub. Now, with a couple of joint venture partners, he is looking at properties near to the new GO station in St Catharines.

He is able to have this multi-location strategy because of a big learning curve, not having the best team in place when he was hit in the recession, having 27 doors going from a vacancy rate of zero to 50% in a short space of time. This resulted in his spending weekends in a sleeping bag in his vacant properties and burning through money with negative cash flow. Fortunately, he was able to get beyond that nightmare.

With a constant approach of always expecting the end of a real estate cycle, Cory now has built a robust, multi-million dollar Real Estate Investment Portfolio with 9 properties and has been helping his clients for over 13 years. His passion, vision and expertise in Real Estate Investments have helped him work closely with his clients to get closer to their financial and retirement goals.

When he isn’t finding the next great property for his clients, you’ll find Cory spending time with his family or playing a little hockey.

In this episode learn about:- Setting up teams in different areas
– Key factors you need to reconsider
– Insights on certain markets and fundamentals
– Cashflow strategies
– Understanding Joint Venture partnerships
