The Accidental Real Estate Investors!

Esther & Matthew have been together for 12 years and married for 7 years. They live in Ottawa with their two young children and their chocolate lab. They work on a full-time basis and find their careers very fulfilling. Esther is a French teacher and Matthew is a social worker.

Not long after moving to Ottawa, they bought their first home in 2015 and immediately added a secondary dwelling in the lower level of their bungalow. It was at this time that they fully realized the power of real estate investing. They were truly blown away by the passive income generated by ”house hacking” and what it could do for their family. In 2019, they purchased a townhouse in Ottawa, using the BRRRR method. A few months later, they used the same technique to buy another home in the Ottawa area, detached this time. In 2021, they decided to take their side-hustle to a different level and founded Matter Holdings Corp. They hired a coach to help them scale up and jumped right into multifamily investing. It appears to be paying off as they closed on an out-of-province 25-unit building last June.

Danielle started when she was 24 years old and she didn’t want to pay rent. She didn’t formalize her investing career until 2020. She says early on the potential that real estate investing offers. Instead of a big wedding, they used their funds to buy properties. Danielle’s husband lost his job in 2020 and they pivoted to becoming full-time real estate investors. Danielle shared how a coach helped her grow and scale. She looked at optimizing her existing portfolio and how to scale by pooling resources with family members and joint venture partners. Her journey is now leading her to larger multifamily properties, 24 units and up! Her progression was from single-family homes, small multis, and now much larger multis within a year. Diane started practicing law about 10 years ago. She now deals with ‘happy’ law which means real estate whether buying or selling. Thanks to COVID, 99% of closings are now virtual. Diane was recently asked by a 4 year-old what she does as a real estate lawyer. Here are her main duties:

1. confirming the right people are signing and involved.
2. Confirming information about the property and
3. Confirming the money!

We also learned some key points regarding JVs and private mortgages. It’s much easier to get in JV compared to exiting one. How is the information being shared? Are some of the JV partners silent partners? How is the money tracked? There are so many important factors to consider when entering a JV. The Exit must be planned before anything is done.

As for private mortgages, the possibilities are endless! Make sure to speak with a lawyer experienced in the private lending world to ensure a smooth process.
