In 2018, He netted a profit of $110,000 through flipping in Detroit, of which he shared almost $50,000 with his partners. This was done by purchasing off-market neglected houses and converting them into beautiful single-family homes. His experience there was enriched by, being robbed, sued by a contractor, suing the city, befriending immigration officials, working with city inspectors to name a few of his adventures and he’s still here to tell the tales.

Scott started his side hustle in real estate around 5 years ago as he became frustrated with his poor-performing investment portfolio of mutual funds and ETFs from his employer contribution RRSPs. He realized that the only growth was the money being put in every month and nothing was happening from a market perspective. The light bulb went off and Scott decided to educate himself by attending courses and networking groups to diversify into self-managed real estate investing. 

Originally interested in Rent-to-Owns but after a few interesting experiences, Scott decided to shift his focus to buying single-family homes and converting them to legal duplexes by adding a secondary suite in the basement. This strategy is a proven method of raising property value in a short period of time while maximizing monthly cash flow. Currently, he works part-time at his corporate job in order to have more time to focus on managing his many properties.

Danielle Chiasson is a full time residential real estate re-developer who is looking to serve her community by helping people find a way out of difficult situations and restoring single-family houses for young new families to build their lives and make a home.

Although she has had properties all over Canada, Danielle is currently focused in Hamilton, Ontario using flipping as an active strategy, because she likes to have boots on the ground and be close to her projects.

Danielle understood the importance of education and was in no rush to implement being a stay-at-home mom. Therefore, in 2013 she got a coach and started a real estate educational program in the United States in order to learn the industry. Taking action on that knowledge at the end of 2015, to date she has since completed 11 rehabs, as well as, secondary suite conversions, joint venture projects and partnerships.

As a requested speaker Danielle more recently became the founder of a coaching company called Strategic Success Consulting. She has always had a passion for helping others reach their goals, launching her company in May 2018 with the mandate to strategically teach others how to invest in real estate and gain confidence and clarity in moving forward. Strategic Success Consulting runs live events and will be expanding to include webinars and online training in early 2020.

Around 20 years ago he started to get more involved in working with real estate investors after getting involved in investing himself.  This gives him a synergy with many of his clients and an obvious incentive to stay on top of the latest developments in tax and accounting.

Having Short Term Pessimism for Long Term Optimism

Following a major life shift Cory Froc, who has been in a corporate life throughout his career wanted to have more control over his future. He looked at a number of opportunities including franchising but liked the freedom and flexibility that real estate investing offered him. 

In his late 30’s Cory started buying distressed properties in London, fixing them up and refinancing, which he later discovered was called BRRR. Believing transportation as one of the key fundamentals in real estate investing he has spread his portfolio to pre-built condos in Vaughan near a new transport hub. Now, with a couple of joint venture partners, he is looking at properties near to the new GO station in St Catharines. 

He is able to have this multi-location strategy because of a big learning curve, not having the best team in place when he was hit in the recession, having 27 doors going from a vacancy rate of zero to 50% in a short space of time. This resulted in his spending weekends in a sleeping bag in his vacant properties and burning through money with negative cash flow. Fortunately, he was able to get beyond that nightmare. 

With a constant approach of always expecting the end of a real estate cycle, Cory now has built a robust, multi-million dollar Real Estate Investment Portfolio with 9 properties and has been helping his clients for over 13 years. His passion, vision and expertise in Real Estate Investments have helped him work closely with his clients to get closer to their financial and retirement goals.
