Mathew Frederick began his career as a soldier in the Canadian Armed Forces Reserve, where he developed his stellar leadership and strategic thinking skills. After studying Computer Systems Technology, he joined a major bank as a Computer Systems Analyst.

While teaching Computer Business Systems at the post-secondary level, he began investing in residential real estate and learning how to find, analyze, negotiate, finance, upgrade, tenant and manage rental income property.
 
Mathew started in residential income property before expanding to buy-fix-sell, lease option, commercial buildings, new development projects, self-storage & modular homes. He now focuses on managing the assets of commercial portfolios, including plazas and multi-family buildings.
 
Today, Mathew designs and teaches real estate & business courses. While he is exceptionally accomplished, he has made his share of mistakes. Through his experiences of both success and adversity, Mathew has learned the value of resilience, persistence & partnership and mentors and coaches investors in real estate & business acquisition.

Understanding The Conversion Process For Larger Projects



Guest: Ken Bekendam, Real Estate Investor and Conversion Specialist
The conversion process can be very daunting for any investor, especially for larger projects however if you have someone like Ken Bekendam, Real Estate Investor and Conversion Specialist on your side you will be all right. Ken is the expert when it comes to conversions whether it is a duplex or 18 units. In fact, he has assisted and educated over 100 investors with their conversion projects.

Ken provides insights and advice on conversion projects, specifically converting mixed-use and commercial buildings into residential units. His main message is the trends right now are to have more units under one roof, look for bigger buildings that you can add more dwelling units since duplex conversions are going the way of single-family homes where they are not as profitable.

After getting started investing personally in 2010 Ken and his partners own and manage 50 rental units, spread across 22 properties consisting of student rentals, second suites, duplexes, triplexes, 4 plexes and a larger 12 unit building. His family also owns a self-storage facility and a shipping container storage business called The Moving Box.

Ken, now a full-time investor, manages the real estate portfolio and is responsible for new purchases and renovations.  He helps many other investors with their portfolios through rental property renovations and legal second suite conversions. Ken does permit drawings and also renovations for others as well through his construction company King Homes Inc. Ken is in the trenches daily working on and managing all types of conversion projects and has gained a number of cuts and bruises that he wishes to share with you so that we can all learn. They are working on a number of legal second suite conversion projects in Brantford, Hamilton and St.Catharines.

With his son Kingston, Ken lives on a 10-acre hobby farm just outside of Ancaster and has 11 Alpacas, 1 quarter Horse, 2 mini ponies, 7 goats, 7 potbelly pigs, 1 sheep, 2 peacocks and 3 dogs (one schnauzer poodle and 2 Bernedoodles). 34 Animals in total.

Susan Flanagan started real estate investing by accident when she was an Emergency Nurse but soon became hungry for more and ended up with a second investment property in little over a year and has now been investing in Real Estate for over 25 years.Her Real Estate journey started with a condo purchase in the early 1980’s, then continued with purchasing duplexes, student rentals, rent-to-own projects and also homes to fix and flip even when working in nursing in California.While still buying properties Susan also started lending money from her RRSP funds for mortgages. Initially, it was hard to find people to lend money to but once it started taking off she soon ran out of her own money and started helping investors make a connection with others who had private money to lend.

Susan was effectively brokering deals so she realized she needed to obtain a mortgage licence so that she could assist borrowers and lenders on a regular basis. Now as the Principal Broker/Owner of “Private Money 4 Mortgages – Lic #13251” , Susan’s mortgage brokerage specializes in private mortgages.

Now, most of her real estate investing is done with private lending for mortgages through registered funds (RRSP, RESP, RRIF, TFSA, LIRA) as well as using cash.
