Success through Creative Solutions, Optimization and Perseverance



In 25 short years, Adam Martin has had the opportunity to see over 17 countries and driven the entire West Coast from Whistler all the way through California and Death Valley. He holds an honours degree in International Business Management (BBA), has been a partner in three start-up small businesses, and travelled professionally through Alberta, Saskatchewan, and Manitoba as a door-to-door salesperson. Currently, Adam is the Vice President of Sales for Control Your Property, a cloud-based property management software tailored specifically for Ontario landlords.

At 24, Adam quit his job to become a full-time real estate investor working with Matt McKeever and Jeff Wybo. With very little capital and little borrowing power, Adam was forced to get very creative in how he sourced and funded his first deals. 
 
Adam’s first deal was executed with a 96% VTB (vendor take back) at 3% for 13 years; the remaining 4% he borrowed as a second mortgage. This deal became a student rental and recently switched it to an Airbnb that he and his girlfriend house hack, allowing him to live for free while still producing cash flow from the building. 
 
Having no money tied up in his first property and no borrowing power used from the banks’ perspective, Adam was then able to raise $80,000 and joint venture on a 4 plex in London with partners who had been following him on Instagram over a 6 month period, silently observing. Thanks to strategic renovations and a great purchase price resulting from a private deal, this project represents a perfect BRRRR situation; the money invested will be refinanced leaving $0 in the deal. 
 
Adam has spoken on various stages over the last 12 months about real estate investing and financial independence and is using that approach to achieve this himself through a combination of multiple compounding strategies.

They realized that their one rental property had a better return and joked around with the idea of buying a property for their 3-month-old baby and they did. Then, they had a second daughter eighteen months later and had to buy her one to not play favourites. This proceeded into a joke between the two of them of buying “just one more” which quickly turned into 10 properties.

At the time, Jenn and Michael were buying only pre-construction and new build homes in Milton and Guelph. However, after recognizing the change in the market, they focused their attention on an additional strategy, creating legal secondary suites on the Hamilton mountain.

Jenn and Michael focus on the BRRRR philosophy as it creates passive income for their investors through forced appreciation. From Dental Hygienist To New Build Mogul



Karen was introduced to the real estate industry when she was a teenager in London, Ontario back in the 1980s when her stepfather invested in a number of properties by taking old buildings and converting them into student rentals. Karen worked in all aspects of the property management side of the business from purchases, renovations and rentals. Once the interest rates spiked, her stepfather sold those properties and she took a hiatus from real estate.

Her portfolio consists of mainly new builds, though she does have a couple of vacation properties in Florida and in Hollywood, California.

Although she has had properties all over Canada, Danielle is currently focused in Hamilton, Ontario using flipping as an active strategy, because she likes to have boots on the ground and be close to her projects.

Danielle understood the importance of education and was in no rush to implement being a stay-at-home mom. Therefore, in 2013 she got a coach and started a real estate educational program in the United States in order to learn the industry. Taking action on that knowledge at the end of 2015, to date she has since completed 11 rehabs, as well as, secondary suite conversions, joint venture projects and partnerships.

As a requested speaker Danielle more recently became the founder of a coaching company called Strategic Success Consulting. She has always had a passion for helping others reach their goals, launching her company in May 2018 with the mandate to strategically teach others how to invest in real estate and gain confidence and clarity in moving forward.
