In this episode, Sarah led the interview and asked each of the co-founders what’s changed in their lives since they started the podcast 3 years ago. Alfonso is now a proud father and has a full team at JAAG where the team completed 100 rent to own deals. Sarah has retired from the 9 to 5 and has started investing in land development projects as well as growing her coaching business. Laurel and Daniel’s business has grown to setting up multiple systems to focus on their strengths and delegating other tasks. Daniel shared on how they are now investing their money to gain time. Time is so valuable their focus is no longer on money but on saving time. Daniel now asks how much time projects will take before considering taking on anything else! Vinod started in September 2020 and has since grown tremendously! His wife is on board and fully supports all his efforts. He’s constantly making new contacts by networking and taking phone calls. That’s how he was able to grow his business. I only a little over a year he’s investing out of province (Alberta, New Brunswick, and more!), he’s done Airbnb arbitrage, remote flips, acreage flip, and much more. He started out self-financing and eventually needed some joint venture partners and private lenders to keep growing and scaling. Vinod still works full-time and he’s looking for further opportunities for big lifts for himself and his investor partners. He believes in creating win-win strategies. What To Do When Closing On A Property…

Diane started practicing law about 10 years ago. She now deals with ‘happy’ law which means real estate whether buying or selling. Thanks to COVID, 99% of closings are now virtual. Diane was recently asked by a 4 year-old what she does as a real estate lawyer. Here are her main duties:

1. confirming the right people are signing and involved.
2. Confirming information about the property and
3. Confirming the money!

We also learned some key points regarding JVs and private mortgages. It’s much easier to get in JV compared to exiting one. How is the information being shared? Are some of the JV partners silent partners? How is the money tracked? There are so many important factors to consider when entering a JV. The Exit must be planned before anything is done.

As for private mortgages, the possibilities are endless! Make sure to speak with a lawyer experienced in the private lending world to ensure a smooth process.
