Successfully Managing Real Estate Investments From Out of Town



Jared Henderson was born and raised in Montreal but started investing in Niagara Falls in 2012 by purchasing 2 condo conversions. Since then, he has nicely grown his portfolio to 6 properties in Hamilton, St Catharine’s and Peterborough.

Jared Henderson was born and raised in Montreal but started investing in Niagara Falls in 2012 by purchasing 2 condo conversions. Since then, he has nicely grown his portfolio to 6 properties in Hamilton, St Catharine’s and Peterborough. 

Today, Jared’s portfolio consists of student rentals and some duplexes. Being from out of town, he relies on his property management team to take care of his properties and it allows him to spend only 10-20 hours per week on real estate. 

This episode dives into Jared’s history investing in real estate, the advantages of student rentals, the challenges that come from investing at a distance and where he sees his real estate investing business headed. 

Jared continues to work a 9 am-5 pm job at his family business in sheet metal. This brings him to Ontario for business meetings which allows him to check up on his properties.

Mat bought his first investment property on his 22nd birthday. This purchase marked a major turning point in his life, giving him the confidence he needed to quit his job and start his own renovation company strictly for other investors. Mat’s innovative renovation methods for saving client’s money set him apart from his competitors and earned him the respect of many local investors, allowing him to build strong relationships and connections with them. 

Going from broke carpenter at 20 years old to now owning 23 properties by the age of 30, his own portfolio did mostly comprise of single family homes but more recently he has been expanding into multiplex units, student housing and flips. Dave is a long term student of the financial markets. His work in understanding trading, investing and financial markets are on-going and evolving, having been initially introduced to trading around the year 2000, but more seriously since 2006/7.

One of Dave’s core philosophies is that “Consistent processes lead to consistent outcomes.”  These days he develops and codes computerized trading and investing models that can be back-tested, quantified and then executed in live markets as automated trading strategies that require minimal on-going daily thought or intervention.
